A Sneak Peek Inside 100 Van Ness’s Partially Finished Rentals

100 Van Ness, the former AAA headquarters that’s currently undergoing a transformation from drab 1970s office high-rise to sleek apartment tower, has nearly completed its costume change. The 29-story structure has gotten a major face lift—goodbye concrete, hello curtain wall—and the renovation, by Solomon Cordwell Buenz, will likely wrap up in April. Some of the project’s 399 units (a combination of studios, one-bedrooms, and two-bedrooms) will begin leasing as soon as January, and another batch will follow in April. With the leasing office officially opening in three weeks, we thought we’d duck in for a sneak peek.
Developed by Emerald Fund, the tower will be anchored by 3,000 square feet of retail, with a business center, conference rooms, a library, and a fitness center on the second floor. The views from the top-floor units, which are sweeping, are framed by structural beams left over from the old roof. Corner units have juliet balconies, and the rooftop will feature a bocce court, vegetable gardens, and the requisite fire pits. No details on pricing yet, but we’ll be on the lookout.
